Spring has spring in the local real estate market — low inventory, but lots of demand.
As of mid-February, the town of Gray had only 23 homes available for sale, whereas the town of New Gloucester had only seven homes available for sale. What does this mean? Sellers are in the hot seat. According to statistics provided by the Maine Association of Realtors, home sale prices are up 7.55 percent in Cumberland County. Conversely, buyers in this market should come in prepared. What does this mean? You should have your finances set and ready, as well as be prequalified for mortgage financing before you begin looking at homes. To sum up: there is little supply and lots of demand. Buyers, in the event there is a home you love, with lots of interest and potential multiple offers, you do not want to miss out. Time is of the essence for buyers. And the time is now for sellers.
